Project Manager’s Duties

Review and negotiate all service proposals and construction contracts, ensuring maximum ROI and technical accuracy for association boards.

Direct an independent consultancy focused exclusively on Milestone updates and structural renovations for South Florida Condominium Communities.

Why can’t our Property Manager oversee the project?

In the world of Florida real estate—especially following the legislative changes regarding Milestone Inspections (SB-4D)—the distinction between a Property Manager (CAM) and a Project Manager (PM) has become a matter of both financial and structural safety.

While your Property Manager is essential for day-to-day operations, here is why a dedicated Project Manager is the superior choice for major capital improvements:

Will the property owners have to vote on your contract?

This is a Board of Directors decision budgeted into the expenses for the project.

How Will you keep the BOD updated?

My management protocol are to send weekly updates with photos which can be uploaded to your website for your members to watch the progress.

How does billing work?

The project management fee is 5% of the total cost of projects over $100,000 USD.

How will the Association be invoiced?

One third at the signing of our contract.
One third when the job is 50% completed.
One third at the completion of the project when all permits have been signed off on.
